Using ChatGPT in commercial real estate: endless possibilities!

how ChatGPT can write the about section of your LinkedIn profile, create a series of emails and start an online newsletter

I have just released the third and final episode in the current series covering game-changing strategies for leveraging ChatGPT in commercial real estate.

This builds on the methods we have already covered in our free ChatGPT guide for commercial real estate agents, as well as in episodes 144 and 145.

Here are the ideas we’re sharing this time:

1️   Freshen up your LinkedIn profile: Your LinkedIn profile is one of the most valuable pieces of online real estate that you control. So why not get ChatGPT to create an About section on your profile that truly reflects your brilliance? I’ll show you how ChatGPT will ask you relevant questions so that it can immediately draft a well-crafted, personalised profile description that presents you in the best possible light when people Google your name.

2️   Nurture contacts with ease: Don't let leads that you’ve generated slip away. Ask ChatGPT to create an engaging email sequence that nurtures new contacts by providing them with valuable information and context-specific content. By sending a specific email sequence, instead of just adding new-comers to your CRM, you'll be demonstrating your capability on auto-pilot and helping the relationship to move forward more quickly.

3️   Start a newsletter: Showcase your expertise and start an online newsletter (without you having to even write an article!). Use ChatGPT to transform existing content (including transcripts of you speaking or other pieces of content that are relevant) into a newsletter from you. Watch as it generates error-free, captivating text in just seconds that resonates with your audience on platforms like LinkedIn or your email list.

I hope you now know that AI holds limitless possibilities...just make sure you remember to review the outputs that ChatGPT creates to ensure they are fit for purpose.

You know, when someone tells you that they're going to buy a new car, or maybe you're going to buy a new car, and then you start seeing that make and model of car everywhere.

Well, that is your reticular activating system filtering out information so that you can see that thing that has just come to your attention. 

Those cars were always there, it's just that you weren't looking for them. 

And ChatGPT is kind of like that for me recently. Because I've been preparing more content on it. I'm starting to see more and more ways to use it.

And people are also contacting me, asking me about some more strategies to use ChatGPT to streamline everyday sales, marketing and administrative tasks that are performed by commercial real estate agents.

So, I'm going to do one more episode, all about using ChatGPT, specifically, in commercial real estate.

Hello, welcome to episode 146 of CRE Success: The Podcast. My name is Darren Krakowiak, and I help commercial real estate leaders to develop their people and to grow their business.

Getting very close to the halfway mark of 2023. If you are consuming this content when we've released it, I'm going to do an episode next week where we can review how you're doing at the halfway mark.

And also put in place some markers to help you make sure that the second half of the year is not a carbon copy of the first half of the year unless you're looking for a debris or carbon copy of the first half of this year.

So, we'll talk about that next week. 

I was planning to do that this week. But because there is more to say about ChatGPT, I thought I would do one more follow up episode covering ways that we can use ChatGPT.

And I've got three specific strategies to cover in today's episode.

One to freshen up your LinkedIn profile.

We're also going to talk about how you can nurture new contacts. People that you've taken all the trouble to get in contact with you've connected with them on the phone, then what do you do after that if they're not ready to move forward with you.

I'm going to show you how you can get ChatGPT to create an email sequence that will nurture those new contacts rather than just throw them into your email database and have them without context to start to receive your email blasts.

And the third way that we're going to show you how ChatGPT can help you particularly with your broader audience is how it can create newsletters for you.

And I've just started a new newsletter on LinkedIn. And I'm going to show you exactly the way that I am using it to write those newsletters effectively for me.

So, let's get into the three strategies.

The first one, as I mentioned, is all about how you can get it to write your About section of your LinkedIn profile.

Now, just so you understand why these matters, LinkedIn is kind of like a landing page.

Your profile is kind of like a personal landing page for you. If people Google your name, one of the first things that come up is your LinkedIn profile.

So, we want to make sure that the about page puts us in the best possible light.

And too often I see people who haven't spent the time to update their LinkedIn page for sometimes years.

And I know it can take some time to write. Even though it's only a few 100 words, getting it precise, knowing what to leave in and what to leave out so that you're putting your best foot forward can be hard to know.

We're not professional copywriters in commercial real estate, so why not ask ChatGPT to take on the persona of a professional copywriter to interview you, to ask you the questions that it needs to know in order to write you a fantastic LinkedIn about section.

And that is exactly what I asked ChatGPT to do. And it asked me nine questions about my professional journey, about my core values and mission.

It also asked me about how CRE Success is distinguished from other companies in the industry, and what unique value we bring to our clients.

It wanted to know some of my notable achievements and major milestones in my career.

It asked me if I could speak to clients or projects that we typically work with.

What would you say are the unique skills or experience that have contributed most of your success in this field?

How do you envision the future of CRE Success? 

And how do I aim to influence the industry as you move forward?

What are some interests or passions outside of my work that I believe helped shape me as a professional?

And finally, how would you describe your leadership style?

So, I typed in the answer. it took me about 15 minutes to answer those questions.

I'm sharing those questions with you now. So, when you go and ask ChatGPT to interview you, hopefully you can already have some answers ready to go because they're turning over in the back of your mind.

And this is what it came up with. It wasn't a bad first draft.

Now, I believe that when you write your LinkedIn profile, it should be in the first person.

So, I realized that in my initial prompt to ChatGPT, I should have said, I would like you to write the about section in the first person.

But that's no problem. Because I just say to it: Hey, rewrite that in the first person. And it says: Absolutely, here it is.

And then I say: Okay, let's condense that into 200 words.

And then I thought, you know, the 200-word version is a little bit short.

I say: Okay, let's go back to the longer version that was written in the first person, but place greater emphasis on the person reading the text and the results that I can get for them. 

And it did a pretty good job on that.

So that's the first way that I want to share today, get LinkedIn to freshen up your LinkedIn about section. 

You could also use that same premise for generating your bio headline, that's the thing that follows you all around LinkedIn.

Because it's high value real estate, your LinkedIn profile, and you could spend hundreds of dollars hiring someone to write your LinkedIn profile, or you can just tell ChatGPT to take on that role.

The next way, I want to share with you about using ChatGPT to help with your personal branding, and also to help you with sales is with an email nurturing sequence.

And the reason why this is important is when someone is added to your database, let's say you've made contact with them, and then you speak to them, and then you take down their details as you diligently should, and you put their email into your CRM, they're going to start receiving emails that don't really have any context of who you are and what you do. 

And you may instead want them to have a specific, I guess, series of emails, that helps them understand the value that you can bring them so that the next time you speak to them, they're a little bit more warm, and have a greater understanding of what it is that you can do.

And you even can, I believe, encourage them to contact you next, if you write the emails in the right way.

So, what I've asked ChatGPT to do in this situation is, I've said: I'm a commercial real estate agent, and you are an experienced marketing professional who specializes in writing copy to be sent to high-net-worth individuals. Your task is to create a new email sequence to nurture prospective vendors who I have made contact with on the phone with no prior contact or relationship. But that do not have any specific immediate requirements to list a property for sale. Create a five-email sequence that can be sent over a period of one month and specify the day of the sequence that each email should be sent. Include at least two calls to action, which encourages the reader to respond to the email or to contact me with more information.

And voila, it creates the five emails. It tells me the day that I should send them.

Email 1 on day 1. Email 2 on day 7. Email 3 on day 14. Email 4 on day 21. And then email 5 on day 28.

So, one per week. And it's telling me exactly what it is trying to achieve on each of each of those emails, educate and inform case studies sharing personalized recommendations, follow up and call to action, for example.

You could create a series of these nurturing emails, depending on the context.

You could do it for inbound contacts, that come into your database.

You might want them to maybe have a shorter email sequence.

It could be for people who download a specific resource from your website.

And again, before they start receiving your regular weekly email blasts, you want them to just have a bit of context, before they get into that sequence of emails, which are created for your whole list.

Well create an onboarding sequence for them, which helps them understand a bit more about what it is that you do.

The final thing I wanted to share with you today is around creating content and specifically, LinkedIn articles.

I've been working with a few high performing commercial real estate agents recently and encouraging them to use the power of LinkedIn newsletters, which I realized I wasn't doing so I should start doing myself. 

And the tough thing about creating newsletters is that you've got to create a lot of content.

Well, you probably already have a lot of content out there.

We spoke previously about how you can take complicated content and refine it, summarize it and even put your own spin on it.

But what I decided to do was, one, firstly, just ask ChatGPT to refine an article that I had already written. 

And what this does is it makes the article just a little bit sharper. It might iron out any grammar mistakes that are in there and just makes it a little bit easier to read to one word prompt refine.

Now the other thing that you can do is ask it to review a transcription of what you have said and turn it into an article.

Now luckily for me, I've got 146 podcast episodes of content, which I can turn into 750-word articles for a website that specializes in providing content for real estate agents.

And I take the transcript of a podcast episode, and then it produces the article for me, just like that.

There's no reason why you need to have a podcast in order to do that.

You can just riff on a topic for two to three minutes, record yourself speaking, transcribe it in an app such as Otter.ai, for example, and then insert that transcript of you speaking in to ChatGPT.

Use the prompt that I have just shown you, and it will turn it into an article for you.

And then you can start your own newsletter series on LinkedIn, or that's just something that you could send out to your email list so you can put something in front of them that is relevant, and that showcases your capability.

Look, there are so many ways that you can be using ChatGPT.

Please get on to ChatGPT, have a go with it. asked some questions. I'm just giving you a very small slice are some of the things it can do.

There is possibly limitless in terms of what it can do, it just you need to think of the prompt that if you can think of it. And if you believe that it can produce text about it, then it can probably be done.

So I really encourage you to get started with ChatGPT.
